Active adults, retirees - whatever we choose to call ourselves, it is nice to know that some home developers consider us special and have designed and continue to expand on wonderful suburban districts just for us.
When I moved here from Arizona in the early eighties, I thought Las Vegas would be as wonderful a place for the 55+ group as Phoenix. A few years later the Del Webb Corporation thought the same thing and created the first Sun City in Nevada. There are several age-qualified communities in the valley, but none compare in size, amenities, and sequential development as the Sun City undertakings, so let's begin with them..
The first Sun City came to Nevada in the late 1980's with the advent of an exciting project located on the north end of the brand new master-planned community of Summerlin. At present there are over 200 re-sales in Sun City Summerlin, priced from the low $200,000's to the low $800,000's. Floor plans range from townhouses at 1000 square feet to single families up to 3000 square feet.
Following the instant success of Sun City Summerlin the developer moved to the suburban Green Valley area of Henderson and created Sun City MacDonald Ranch in the foothills of Black Mountain. Built between 1996 and 2000, homes range from 1100 to over 2300 square feet. About 50 resale homes are available from the mid $200,000's to over $500,000, some with view lots.
Next came the sprawling development of Anthem. Pulte Homes became affiliated with the Sun City name and Sun City Anthem and Solera were formed. Solera is in the final stages of new home sales. Over 300 resale homes are available from the mid $200,000's to a $1,000,000+. Many homes offer awesome views of the city, the mountains, and golf-courses.
Stallion Mountain on Las Vegas's east side, and Sun City Aliante in North Las Vegas, offer a variety of new and resale homes. Home prices are slightly less than Anthem, but floor plans are similar.
The newest development, still in the early stages, is in Mesquite, NV, about an hour's drive northeast of Vegas off Interstate 15. It is called, appropriately, Sun City Mesquite. Over 3000 homes are expected to be built there starting in the summer of 2007.
Rivaling any one Sun City in size and beautiful terrain is the established Sun Colony Community called Siena. Located near I-215 and Hualapai, this popular guard-gated area features homes and townhomes from 1100 to over 3000 square feet. Over 100 resale homes are available from the low $300,000's to over $1,000,000.
There are several other age-qualified communities located in the northwest or west. Most were built in the late 1980's and 90's. One of the first was a portion of the golf-course neighborhood of Los Prados. Resale homes range from $220,000 to $360,000. Promenade, is a guard gated community of homes and townhomes located near the Meadows Mall at I-95 and Decatur. Near Charleston and Buffalo is Lakeside Village, a gated community priced in the $200,000's, which features separate RV and boat space. Near Sahara Avenue and Valley View is Quail West. Townhomes are priced from the mid $100,000's to mid $200,000's, and from 1200 to 1400 square feet.
Last, but not least, let's give a quick acknowledgement to the Desert Inn Mobile Estates, a quiet neighborhood on the east side, and to Lake Mountain Estates in Boulder City, a little area with big views of mountains and Lake Mead.
These are just some of the communities that restrict or cater to over 55 adults.
